It is a known fact in the world of real estate that vacant homes tend to stay on the market almost 70% longer than ones that are occupied. Why? Because the majority of buyers have a hard time visualizing the potential of an empty space.

• Stage One: This is a very basic staging that does not require furniture. It involves careful placement of greenery, artwork and accessories in rooms such as the kitchen and bathrooms to add warmth and visual appeal. A good choice if you are working with a very tight budget.


• Stage Two: In addition to greenery, artwork and accessories, furniture is added to "impact" rooms... rooms that you want to feature or to make the greatest impression. These would include the foyer (being the first room usually seen), the living room, dining room, kitchen and baths. Also, window treatments can be chosen for new properties in selected rooms or throughout. If these are tastefully chosen, would-be buyers will be grateful that one less thing has to be done before they can move in! This type of staging is still relatively inexpensive but creates a more lasting impression than Stage One.


• Stage Three: This is close to what you would find in a typical "model" home, without being excessive as most "model" homes are! Furniture would be well placed throughout the entire home to clearly define the use of each room. More artwork and accessories would be used, as well as window treatments, including draperies and top treatments in "impact" rooms. Although, a little more expensive to acheive, this package delivers on visual appeal, allowing buyers to imagine how their own furniture and belongings might look in the home.
